Budget Friendly Home Updates

Minimalist Modern Living Room

My favourite way to update

If it’s at all possible to transform a room through styling and simple swaps like fixtures, why wouldn’t you?  Especially if it means maximizing your enjoyment or (resale value) without major construction…it’s a win-win!

Such was the case with these wonderful clients!  They had recently grown their family and are planning a move.  But before they listed, they made some very impactful upgrades.  Mainly in their kitchen and bath by replacing plumbing fixtures, appliances, paint, and in their open concept area and bedroom with window coverings and accessories.  It took the stunning base they created to the next level.

Credit where credit is due: this client had the vision, she engaged us for spatial planning in order to recommend best rug, coffee table and drapery dimensions, and then our construction team for installs.

We take on projects of all sizes, so if you’ve been thinking of reaching out for more of a facelift, or even some consulting, please do!

Before

The realtor photos – although the house was new, it looked like it had been built back in the grey trend, with cool tones in the flooring and paint.  I mean, these pictures almost look like they were taken in black and white!  Lacking warmth and any character.

I told You the Client has impeccable taste!

The clients called us in at this stage, with a vision in mind and the basics in place.  We plugged their dimensions into our software to make recommendations on best sizes for rugs, coffee table, and draperies, and our construction team were hired to perform installs of fixtures, appliances etc.

Here’s the end result!  Soft, minimal, warm…such a stunning open concept space!

Minimalist Modern Living Room

I’ve been using the Amazon faux linen drapery by Two Pages since before they were Tik-Tok famous – they are just beautiful, and a fraction of the price of other custom options.  I actually love that they are not a true linen as the polyester blends are more resistant to mildew and sun damage than the real thing.  Because this was such a long span of window we splurged on the curtain rod – a custom track that allows for full extension without brackets blocking curtain movement.  It also holds the weight of these heavy drapes without trouble.

Kitchen Makeover

The kitchen looks brand new!  But in actuality, all the cabinetry was kept, with only the following unobtrusive updates:

  1. New Hardware
  2. New Appliances
  3. New Faucet
  4. New Backsplash

Voila!  Brand new kitchen on a budget.

Bedroom Makeover

Most all bedrooms look their best with drapes!  They add a softness that helps the space feel inviting and cozy.  These were the Amazon custom option again, with a standard curtain rod.
